Is this a fair deal or am I being hosed?

A cap is a limit, the max the owner could take. If you have an outstanding month and are giving her 40%, you could give her a substantial amount of money. However, if you have a cap, say.... $350, when her 40% has totalled $350 for the month, you wouldnt owe her any more money.

How much is a standard hour in your area?

If it was $60, you would owe her $24 for each hour massage. After about 14.5 massages for the month, you wouldnt owe her anything else.

I would also be concerned about who is to collect the money, you mentioned cc sales? So I am assuming she is collecting the money and then paying you out later? I would have the payment agreement worked into the contract.

In my neck of the woods we name every massage we do. We have relaxation, Hot stone, and deep tissue/therapeutic. I charge $60/hr relax, and $75/hr for the other 2. I also do esthetics which she would get a perceneforum.xxxe of. I do body sugaring, advance pedicuring, and manicures. I also do aromatherapy and reflexology. It won't take much to be bringing in the money I just need the clients first.

What would be a fair "cap"? She is doing all the advertising except for biz cards, and she will go with no rent now. I supply everything else. I have to put my own money into decorating the room as well. I need a cabinet for linens, and what not and I have to buy it. All that was done to the room was paint on the walls. Its my own table, linens, oils, everything.

The more I think about this the more I feel Im getting ripped off. I should just pay rent and take 100% of services. OOOOOHHHHHHH.........why does this have to be like this :

It doesnt have to be. The two of you just need to sit down and work everything out. You wont enjoy working in this place if you constantly think the owner is trying to rip you off. Get everything in writing that the two of you decide on.

Consider all of this the first of the learning curve lessons we all had to go through in the beginning Serenity. People all want to know what we can do "for them". Some will take full advaneforum.xxxe & then some! Your training & talent deserve
respect.

One other thing to keep in mind, is if you make the deal, aside from dropping the 2 "free" sessions out of the picture,
(which I know would tick me off everytime I was expected to perform them, and that's not a great mindset during any session) I would let her know that while you would certainly consider giving her a perceneforum.xxxe on clients she referred, dependant on the rental costs, I would not be willing to give her additional fees for clients I brought in myself ! After all you'd already be paying rent, so why should she get a cut ?

Keep in mind she is putting the brunt of the cost of doing business almost completely on you. Business cards are cheap, and she is advertising anyway, so she's not putting out much at all to cost her where you're concerned & she's making a profit on your hard work. Let alone you're being expected to provide decorating time & costs as well as your supplies, plus pay her rent, give her 2 sessions then a % on top of it all. I would personally shop around for a better space, better deal & do my own advertising, etc.
